Planning for the county’s largest ever economic development project
Line and Grade was selected by the County of Albemarle to lead the way for the purchasing and planning of the county’s largest ever economic development project, known as Rivanna Futures.
Rivanna Futures will be home to Central Virginia’s BioTech Industry, welcoming AstraZeneca as the first occupant.
Line and Grade performed detailed due diligence prior to the purchase of the property, led the county through the entitlement process to have the land zoned properly for the planned uses, and recently finished a technical master plan of the land holdings (462 acres) to ensure proof of concept for future development partners. This project was carried out to establish Tier 4 and Tier 5 properties in accordance with the VEDP published criteria. This work is ongoing.
Line and Grade is preparing to deliver final site plans for roadway and utility extensions to support this planned development. Construction, funded via Virginia Economic Development Program’s Business Ready Sites Program, is expected to begin in Q4 2025.
